Essentially, the 1913 theatre needed more space—a rare commodity in Midtown Manhattan. In response, the project team lifted the entire theatre 30 feet above street level. With the volume created underneath, and in three new basement levels, we provided 10,000-square-feet of lobby space and new support areas. A new entrance, 75-foot marquee, new washrooms, and amenities, quiet HVAC systems, a new chandelier, and two new rows of seating have breathed new life into the 1,657-seat theatre. In the 40-plus floors above the theatre, 70,000-square-feet of retail space and a new 700-room hotel will be added.
